The Resident agrees that animals of any kind (including, but not limited to mammals, reptiles, birds, fish, and insects) are strictly prohibited. Reasonable accommodation requests will be reviewed by the Landlord and will not be unreasonably denied. Service animals and emotional support animals must be registered in advance of lease commencement. If approved, the Resident is responsible to care for and accept any and all damages caused by the pet. If all residents in the unit are not comfortable with the pet, then it cannot be maintained in the common-use area.
Due to the known health risks of exposure to second-hand smoke, increased risk of fire, and increased maintenance costs: No Tenant, resident, guest or visitor shall smoke cigarettes, cigars, cannabis or any similar product whose use generates smoke within the building. This prohibition includes all residential units within the building, all balconies and patios, enclosed common areas, as well as outside within 9 metres of doorways, operable windows, and air intakes. "Smoking" means to smoke, hold or otherwise have control over an ignited tobacco product or ignited cannabis or vape using a vaping product. "Vaping" means a device that is intended to be used to simulate the act of smoking a tobacco product or cannabis and emits an aerosol that is intended to be inhaled, including electronic cigarette, and electronic cigar and an electronic pipe; and a device that is designated to be a vaping product by the regulations.
